Chapin Homeowners Enjoy New Bridge: Your Chapin Real Estate News

 

The residents of Timberlake Plantation, Night Harbor, Magnolia Key, Milmont Shores, The Oaks, Lookout Point, Green Meadow Point, Fairway Pond, The Landings at Night Harbor and all of the other homes outside of these residential neighborhoods are now able to enjoy a new bridge that spans Bear Creek! This new bridge is larger, smoother and will not cause the same “losing your stomach” feeling when you cross it.

The bridge will need to be resurfaced before it is considered “finisihed” but at least it is open and commuters can have a smooth ride to and from their home!

These statistics indicate that the median sold price has remained steady or has seen a minor decrease from the same time period last year. The number of new homes being listed have decreased while the list prices are roughly the same. 

It seems to me, that buyers are looking for a “great deal” but the market is indicating steady house values in our area. There are areas of the market where homes tend to stay listed longer and other areas that have seen a larger decrease in median sold values. Considering the current “buyers climate”, now is a great time to get out and find the home you have always wanted!

Chapin SC Real Estate: Weekly Market Statistics March 25

The current market statistics for the Chapin, SC homes for sale (not including homes on Lake Murray) are:

243 homes on the market

Twenty nine (29) homes have been sold thus far in March

Median sold price is $145,000.

Average days on the market is 88.

There has been a significant increase in sales as compared to last years total of 10 homes sold during the same time period. The current median sold price has dropped from last year which was $201,400 (a $56,400 decrease)with an average of 93 days on market in 2008.

Thus home prices tend to be lower and the days on the market reflect reduced home prices. This reflects a general trend that NOW IS THE TIME TO BUY!!

Key’s upbeat and energetic approach to training web strategy are invaluable tools that we can now-as is evident by this blog (hopefully I am doing it correctly). The levels at Lake Murray have been on the rise! The current lake level is 358.5′ above sea level. The increase in the water level is definitely a good sign for people who enjoy skiing, fishing and knee boarding! While the “full pool” lake level is 360′ above sea level the current level of 358.5′ is high enough for loads of fun. The significant increase in rain that we have experienced recently has had a positive contribution to the level of the water.

Chapin, SC Annual Oyster Roast A Success Despite Cold Rain

Saturday may have brought a cold rain to Chapin, SC but it did not damped the spirits of people that attended! The Annual Oyster Roast hosted by the Chapin Chamber of Commerce and sponsored by The Tipsy Toad Tavern appeared to be a success if you judge by the oyster shells scattered around Beaufort St, the people dancing to the sounds of Coconut Cowboy and the smiles on kids faces. Meg Liles and I (Brandon Liles ) volunteered to help in the admissions booth where we saw people from as far away as Myrtle Beach attend the annual feastival.

 

Gerald Meetze, owner of The Tipsy Toad, said he was pleased with the turnout but felt it may be time to push the event back to April in search of warmer weather. Norma Hamer, CEO of the Chapin Chamber of Commerce, was all smiles and encouraged the jovial mood from the start. Brian McDermott, a Chapin Chamber Board Member and owner of Solutions Logistics Inc., was also a volunteer in the admissions booth. Other notable Chapin Citizens that were spotted included Chris McClure, Laura Howell, Steve Gantt, Jason James and many many others.

Chapin, SC EXIT Agents Participate in Annual Awards/Training

Today was an absolutely incredible day of motivation, training, dialogue and learning for the agents of EXIT in North and South Carolina! EXIT of the Carolinas sponsored the annual EXIT Agents Awards Banquet in Charlotte, NC. The highlights of the day included an incredible presentation by America’s best Real Estate Web Trainer, Key Yessaad! Key’s highly energetic presentation and his simplistic method of teaching web strategy to a room full of non-tech real estate professonals was well worth the drive! Everyone that attended was absolutely amazed at how easy using the web can be once you learn a few simple tools- cut and paste being among them!

Bob McKinnon’s engaging discussion was a powerful testimony of the power of positive thoughts will reap positive results in spite of the turmoil around you. Bob’s 50 plus years of sales experience motivated and inspired the over 100 attendees to acheive more and dream bigger. Before he ended his presentation he had many of us in tears of joy.

Tami Bonnell, President, US, EXIT International closed the day by giving everyone the knowledge of what is needed for continued growth and success. Her personal insights and willingness to open herself up to the room was inspiring. Tami’s reflections upon what we can do to enhance our lives, not just our professional lives, but ourselves as a whole is a lesson more people need to hear. It is not about us, it is about what we do for others.
